- A Full Doc review – tax returns and 4506T
- A review of 12 consecutive months of business bank statements or the business’ operations to determine gross revenue. We then apply an industry standard expense factor to determine net cash flow available to cover debt obligations and DSCR.
Lite Doc Commercial Loans
Business Owners qualify with 12 months of consecutive of business bank statements, a signed application, and a tri-merge credit report
– no tax returns required!
No Doc Streamline Program
We don’t need tax returns, bank statements, leases, a rent roll, or historical operating statements to close your deal. Borrowers can launch a transaction by submitting only a completed loan application and a credit report.
1-4 Unit Rental Program – Loans from $100K – $2M
Generally credit decisions are based on personal credit, property cash flows, and purchase seasoning. A 4506T is NOT required.
Rental income is used to calculate cash flow from the subject property and will be based off of the Comparable Rent Schedule (1007 Form).
